Great Places secures planning approval for 57 new social rent homes on Sheffield’s City Road

Great Places Housing Group has secured planning approval and acquired land for a new development that will bring much‑needed affordable homes to the former Park and Arbourthorne Labour Club site on City Road, Sheffield.

The scheme being delivered in partnership with Holmpatrick Developments Limited will create 57 modern, energy‑efficient apartments, all for social rent. This includes a mix of 40 one‑bed and 17 two‑bed homes, with nine one‑bed apartments built to full wheelchair‑accessible (M4(3)) standards.

The development has been thoughtfully designed to suit a wide range of customers. The apartments have been carefully designed, and customers will benefit from a range of welcoming shared spaces to encourage a community feel. Located with frontage to City Road and accessed via Eastern Avenue, the homes will transform the long‑vacant site into a safe, attractive and well‑connected new scheme. The development will  meet local housing need by offering genuinely affordable homes close to shops, services and public transport.

The project is supported through Homes England funding, helping Great Places continue to deliver more affordable, sustainable homes across the city.

The successful planning approval follows extensive collaboration between Great Places, Equilibrium Architects Ltd, and planning consultants Urbana.

Commenting on the new scheme, Helen Spencer, our Executive Director of Growth, said:

We’re delighted to have secured planning approval and acquired the land for this important development, which will bring forward 57 affordable homes. By transforming a long‑vacant site into a modern, welcoming place to live, we’re helping to meet Sheffield’s growing housing need and providing housing choice in a well‑connected location.

City Road reflects our commitment to delivering sustainable homes, and we’re proud to be working with partners to bring much‑needed social housing to the city.
