Great Places is pleased to be delivering 30 new affordable homes at Park Hill in Sheffield, as part of the next phase of regeneration at the iconic Grade II*‑listed development.
The homes will be delivered within Phase 4 of the Park Hill scheme, where 30 of the 125 new homes planned – 24% of the total – will be affordable. The agreement has been made with joint venture partners Urban Splash and Places for People and is backed by funding from Homes England.
This latest phase builds on Great Places’ long‑standing involvement at Park Hill. The housing association previously delivered 96 homes during the first phase of the redevelopment and has worked in partnership with Urban Splash for more than 20 years.
Commenting on the agreement, Helen Spencer, our Executive Director of Growth, said:
This is a significant step forward for Park Hill and for Sheffield. We’re proud to be strengthening our long‑standing partnership to deliver more high‑quality, affordable homes in one of the UK’s most important regeneration projects. This investment will ensure more people can be part of Park Hill’s next chapter, in a community that continues to grow in strength and diversity.
Homes England is supporting Great Places’ acquisition of the new homes and has also provided £6.4 million in funding towards Phase 4 of the wider development. Construction work is expected to start this month.
Alongside new homes, the fourth phase will deliver a number of improvements designed to support sustainable living and placemaking, including enhanced public spaces, electric vehicle charging points, car club facilities and secure cycle storage.
Park Hill is one of the UK’s most significant regeneration schemes and has seen major change over the past decade. To date, Urban Splash and Places for People have delivered 455 homes, accommodation for 356 students, more than 50,000 sq. ft of commercial space and extensive public realm improvements, helping to create a diverse and growing community.
Further development at Park Hill is already planned. A fifth phase, which has secured planning consent, will deliver an additional 105 homes, including apartments, duplexes and townhouses, alongside new commercial space for independent businesses.
By continuing to invest in Park Hill, Great Places is reinforcing its commitment to providing high‑quality affordable homes while supporting the creation of inclusive, sustainable communities across the North.
