Lavender House is now approaching its topping‑out milestone, with roof installation well underway. Brickwork to the external elevations is progressing swiftly, helping to shape the building’s character and presence. We remain on track for completion in Winter 2026.
Momentum is also building on the Kindred House, where the lightweight steel frame has now reached first‑floor level. The superstructure will continue to rise over the coming months, with completion targeted for Summer 2027.
Recently, we were pleased to welcome Council Leader Bev Craig; members of the Project Board and wider team; our Community Steering Group (CSG); local councillors; and partners to the site. The visit provided an opportunity to hear a progress update from our contractors, Rowlinson, and to see the construction work first-hand. It also offered a moment to reflect on the impact this development will have — delivering 120 new affordable homes, including 80 social rent Extra Care homes — in partnership with Great Places, Manchester City Council and the LGBT Foundation.
Co‑production with the Russell Road Community Steering Group continues to shape not only the look and feel of the development, but also the services and principles at the heart of the Extra Care community.
Over recent months, the Community Steering Group has been working closely with Studio Henderson to co-design the interior design package for the public spaces, reception area, and resident lounges at Kindred House. Together, they have created an accessible, welcoming, calming and multi‑functional environment for residents and visitors alike — celebrating LGBTQ+ identities through artwork that will be displayed throughout the scheme.
Throughout 2026, the Community Steering Group will begin working with Great Places, the LGBT Foundation, Manchester City Council and the appointed care provider, Community Integrated Care, to co-produce the LGBTQ+ inclusive and affirmative care and housing services that will be offered on site. The Community Steering Group and LGBT Foundation will also be joined by all partners at this year’s Pride on the Range on 23 May. Later in the Summer, we’ll be at Celebrate Festival and look forward to speaking to residents about the scheme at both events.
At the end of 2025, we were deeply saddened by the passing of two colleagues who made an extraordinary contribution to the development of Russell Road.
Lynn Oddy, a member of the Community Steering Group from its inception, was a constant and dependable presence at meetings and events, particularly through her contribution towards trans representation and inclusive care. Her passion for sharing her lived experience to improve the lives of others was felt by all who worked with her.
Kathryn Hannah, Project Manager in Strategic Housing at Manchester City Council, was involved in Russell Road from the very beginning. Her enthusiasm for the project was infectious and inspiring — a guiding light for partners and colleagues across the programme.
Both Lynn and Kathryn are greatly missed. Partners and the Community Steering Group will work with their families to ensure a meaningful and lasting tribute to their incredible contributions is incorporated into Kindred House.
