Caretaking Service

Our caretaking team keeps shared communal areas in over 500 blocks clean and well maintained. There are different levels of service depending on local factors and you can find out more about these on this page.

The service operates between 8am-4pm Monday to Friday.

What customers can expect

Our caretakers work hard to ensure the shared areas outside customers’ homes are just as important,  removing any hazards identified and delivering high standards of cleanliness resulting in communal areas which are safe for customers to enjoy and take pride in.

Our caretakers will also maintain an ‘eyes and ears’ presence to identify any repairs and environmental issues and deal with these as they arise, as well as being a point of contact and information for customers if they have any issues or queries.

Our caretakers use only environmentally friendly products and exclude aerosols, pressurised containers.

  • Communal entrance/exit doors including frames, threshold plates, door furniture to cleaned and free of cobwebs/loose dirt
  • All stairs, carpeted floors, barrier mats to be hoovered
  • Hand rails, balustrades, stair nosings cleaned & free of dust/cobwebs
  • Hard floors to be hoovered/swept and mopped
  • High & low dusting of all areas including lighting, ceilings, fixtures & fittings
  • Walls, ledges, sills & skirting to be cleaned and free of dust, cobwebs and stubborn marks
  • Lifts to be hoovered, all surfaces including tracks, lighting, mirrors, walls, control panel, outer doors to be cleaned and left smear free
  • Bin chutes to be checked, unblocked where applicable and sanitised
  • Communal internal doors including frames, partitions, glazing to be cleaned and left free of smears
  • Free literature will be disposed of
  • Regular Health & Safety checks
  • Litter pick & replenish on-site grit bins
  • Carrying out minor repairs identified including light bulbs, reporting of larger repairs
  • Sweeping of bin store areas
  • Moss removal from hard standings

Customers who live in our Independence & Wellbeing Schemes will receive the above and also the following services

  • Daily and weekly Health & Safety Check which includes fire alarm testing
  • Communal toilets, fixtures & fittings cleaned & sanitised & toilet requisites replenished
  • Wash hand basin, bath, shower, tiled, mirror, fixtures & fittings, wall areas to be cleaned & sanitised & bathroom requisites replenished
  • Laundry machinery & all other surfaces including vents/extractors to be cleaned & sanitised, soap drawers & filters emptied and cleaned
  • Guest room including washroom to be cleaned & toilet requisites replenished
  • Kitchen surfaces including cabinet fronts, flooring to be cleaned & sanitised
  • Internal bin chutes to be checked, unblocked if applicable and sanitised, floors hoovered and mopped and high dusting carried out.
  • Litter pick & replenish onsite grit bins (periodically)
  • Grit spreading outside all entrance, exit areas to bin store during ice periods
  • Carrying out minor repairs, including void works, reporting of larger repairs and assisting with contractor visits

Questions and Answers

How is the Caretaking Service charge calculated?

Charges vary according to where you live and are based on the approximate annual time our team spend at your site.

Do the Caretakers do litter picks during each visit?

Yes, caretakers carry out litter picks of all the external areas during each visit.

Is there anything that will affect the Caretaking Service at my scheme?

Yes, if major works are being carried out to the internal and external fabric of the building it may impact delivering the usual full-service standards

Do Caretakers clean internal communal windows?

Yes, where communal windows are not out of reach and ladders are not required.

Do you complete post inspections of work completed?

Yes, we have supervisors in each region who randomly carry out post inspections to monitor performance and feedback to the caretaker if anything needs picking up

How do I find out the outcome of post inspections, do you publish results on your website?

We haven’t published results of these inspections to date, we are however investigating the best method of communicating this information to customers.

What happens when there is a Bank Holiday, do I miss a visit?

No, Caretakers attend the following day delivering the same service standards.

How do I report that something has been missed?

I am interested in attending a post inspection, can this be possible?

Does the Caretaking Service offer a free large bulk item removal?

No, customers wanting to dispose of large items/bulk need to contact their local authority who may provide this service, there is usually a charge for this.
