Fylde councillors visit £4.6million Clifton Place development

Great Places welcomed Councillors from Fylde Council to a special event to mark the completion of its first Shared Ownership development in Lytham – Clifton Place.

Heyhouses councillors Vince Settle and Viv Willder joined colleagues from Great Places and Plumlife to take a tour around the new development which includes shared ownership properties (16) and affordable rent (12) – a £4.6million investment into the town.

The homes are a mix of apartments for rent alongside two, three and four-bed homes on the site where the former Bonds and Stocks Office building once stood.

The Clifton Place development has been a fantastic success with just one sale remaining – that should complete by the end of the month.

Councillors and colleagues were able to talk to affordable rent customers to hear about their experiences of getting new homes in one of the North West’s most expensive areas.

Great Places purchased the site following the collapse of the previous developers in 2019.

Prior to their collapse, the previous developer had built a Booth’s supermarket, care home, and public house. Coupled with Great Places’ new affordable housing offer, this means the wider Heyhouses development now delivers a wide range of tenures.

The new homes at Clifton Place have been built to Homes England space standards and have been thoughtfully designed so they are in-keeping with the local area.

Great Places’ Nick Gornall, Development Director, said: “Clifton Place has been a success on so many levels. We were able to rescue the site following the collapse of the previous developer and such was the attraction, we didn’t need a show home as all the homes were reserved off-plan.

“We had 600 names on the mailing list, with lots of demand from those priced out of the local market and wanting to remain in the local area without compromising.

“Hearing first-hand from customers about their experiences of trying to get onto the housing ladder, and how they are being able to put down roots at Clifton Place, was very gratifying and we were very pleased to see the impact we have been able to make.”

Shared ownership customers were able to buy an average of 43 per cent of their property and will be able to purchase an increased share in the future.

Cllr Willder added: “It was wonderful to see Clifton Place in all its glory. I’ve been involved with this project from the planning stage and it’s great to see it completed.

“The shared ownership scheme is marvellous for people to be able to get their foot on the property ladder and we hope to be able to work with Great Places again on more affordable developments in the future.”
