Great Places secures £320.6m to deliver 2,600 affordable homes across the North West and South Yorkshire

Great Places has secured £320.6 million through the Government’s Social and Affordable Homes Programme (SAHP), helping us deliver 2,600 social and affordable homes across the North West and South Yorkshire over the next few years.

The funding forms part of a significant national investment in affordable housing and reflects confidence in Great Places’ ability to deliver high-quality homes and create thriving communities. It also marks Great Places’ third Strategic Partnership with Homes England, underlining a strong track record of delivering affordable homes and supporting regeneration across our regions.

Across the North West and South Yorkshire, demand for affordable housing continues to outstrip supply. This investment will help more people access a safe, secure and affordable home, while supporting regeneration, economic growth and stronger communities.

Successful places need a mix of housing options that reflect the needs of local communities. Alongside Social Rent homes, the programme will support the delivery of other affordable tenures that help create thriving neighbourhoods, offering opportunities for people at different stages of life and supporting long-term community sustainability.

The funding reflects confidence in our development programme and our ability to deliver high-quality homes at scale. We’re excited to continue working closely with Homes England, combined and local authorities, and our development partners to bring forward new homes, tackle the shortage of affordable housing across the North West and South Yorkshire, and create thriving communities for the long term.

The funding will support new homes across Great Places’ development footprint, including Greater Manchester, South Yorkshire, Lancashire and Cheshire, helping more people access high-quality affordable housing close to jobs, services and support networks.

The allocation reflects the changing economics of affordable housing delivery, including higher development costs and the programme’s stronger focus on Social Rent homes. At the same time, it provides the flexibility needed to deliver a range of affordable housing tenures that support thriving communities and meet local housing needs.
